A Sustainable, Walkable, Community
The District at Deerfield transforms 12 acres of former farmland into a vibrant, mixed-use community anchored by a central park. Guided by new urbanism principles, it serves as a civic heart for Deerfield Township, a growing suburb 20 miles north of Cincinnati. Close collaboration among the Township, developers, tenants, architects, and planners shaped the District as a new city center—bringing density, connection, and a strong sense of place to the suburbs.
Four- and five-story buildings frame the park, balancing presence with human scale. Façades combine modern materials, strong horizontal lines, and carefully modulated transparency to convey strength and openness. Dark green accents and a durable exterior palette unify the district, while lower-level transparency transitions to solid upper façades, balancing public engagement with residential privacy.
At street level, storefronts, outdoor seating, and a cadence of retail bays choreograph daily life. The park is activated by Fifty West Brewing to the west and Pins Mechanical to the east, creating a walkable, leisure-focused environment and Cincinnati’s newest Designated Outdoor Refreshment Area (DORA).
Residential levels feature balconies, terraces, and amenity spaces that connect residents to the community and provide elevated park views. The north building includes a rooftop terrace, pool, and communal spaces, reinforcing the sense of apartments as part of a larger urban fabric.
